To them, that’s the smartest thing to do as they are only thinking about the amount of money spent right now.  Well, we’re here to tell you the cheapest solution is NOT always the best value.

Now, the roof isn’t very old and should not be having any problems unless it has suffered damage in a storm or accident of some kind.  When we inspect the roof, we often find problems caused by shoddy workmanship.

This can be caused by workers taking shortcuts so they finish the job quicker or inexperienced workers who don’t intend on doing a bad job but were not properly trained.  Either way, it’s the same outcome for the customer who now has to pay for repairs to their roof.

The other reason we get a lot of calls is because the company who installed the roof is no longer in business or simply doesn’t answer the phone.   When the customer can’t get a hold of the company who did the original work, they start calling other companies and since we always answer our phone, we get the call.

Now, we’re happy for the work though we often feel bad for the homeowner who has to deal with this unexpected problem.  When a homeowner is looking to have their roof replaced, they are usually not thinking of what happens down the road.

If a problem develops, will the company be around to fix it?  If they do fix it, will it be covered under the warranty or will it they have to pay extra?  These are all things to consider.

So you’ve gotten several bids for your new roof and now it’s time to make a decision.  As we said earlier, simply picking the lowest price is not the way to go.  You need to think long term and the company with the lowest bid may be cutting corners somewhere-either on the labor (using inexperienced workers) or materials (inferior grade products).

If you take shortcuts, problems are likely to show up down the road.  You don’t know if it’ll be 2 or 10 years but there’s a high percentage these ‘shortcuts’ will manifest itself in a leaking roof or other problem.

When looking estimates, it’s more complex than just looking at the total cost though you can start by comparing the lowest quote to the higher priced one.

The higher quote is probably more money because the work is being done by skilled roofers who will do everything according to the manufacturer’s specifications.

This is important as the warranty may be void IF materials are not installed according to their specs.  Also, the materials used will probably be of a higher grade so your roof will actually last the 25 years they said.

You don’t need to be a rocket scientist to figure out the company with the higher price is the better value since your roof will be free of problems and last longer.

How do you pick the right roofing company?

Look for a company that’s been around a long time.  If they have been doing business in the area for many years, they must be doing something right and if a problem occurs, they’ll be around to take care of it.

  • Did they answer the phone?When it's time for a new roof, pick the company with the best value
  • If they didn’t answer, did they return your call in a timely manner?
  • Did they show up on time?
  • Did they provide a written estimate and take time to explain it?
  • Do they offer a warranty or guarantee of their workmanship?
  • Were they knowledgeable and willing to answer your questions?
  • Were they helpful and courteous?

If they are polite, respectful and responsive during the estimate phase, that’s a good sign.  Also, don’t be afraid to ask for references and read reviews online.

The bottom line is that choosing a company simply because they have the lowest price is not always the best decision.  Be smart and pick the company with the best value.
